Our services

More than accommodation.
A well-thought-out solution.

We handle the entire search and coordination – from the first enquiry to move-in. So your company can focus on what matters.

01
Needs analysis & matching

We understand your requirements – location, team size, duration, budget – and select suitable accommodation from our network with precision.

02
Comparison & recommendation

You receive a curated selection with prices, amenities and availability – clearly presented, with no lengthy research on your part.

03
Booking & handling

We coordinate everything with the providers – contracts, arrival and departure, special requests. One point of contact for the entire process.

04
On-site support

We remain available even after move-in: for questions, issues or adjustments during the stay.

Length of stay

We think
in project timelines.

Longstay begins where the ordinary hotel reaches its limits. We find the right type of accommodation – whether for a few weeks or many months.

1–4 weeks
Short-term project needs

For assignments that arise quickly: a team working at a new location for a month that needs more than a hotel room – a retreat, a kitchen, a working atmosphere.

1–6 months
Mid-term presence

For relocations, project phases or temporary site openings: employees live comfortably and productively, without the cost of a permanent lease.

Our clients

For every company
that thinks mobile.

Wherever employees need to work or live temporarily in another location, we can help.

Relocation & transfers

Companies transferring specialists to new locations that need comfortable interim accommodation before a long-term housing solution is found.

On-site project assignments

Teams working at another location for the duration of a project – from consulting engagements and installation work to commissioning.

International assignments

Employees from abroad who need a structured accommodation solution for a project phase or their entry into the company in Germany.

Site setup & expansion

Companies opening new locations that initially need a small team on site – flexible and without long-term commitment to leases.

Training & courses

Companies that want to accommodate external trainers, participants or speakers for programmes lasting several days or weeks – central and comfortable.

Healthcare & nursing sector

Clinics, care facilities or medical service providers that need to accommodate specialist staff for fixed-term assignments – often at short notice and on a recurring basis.

How we work

Three steps.
One home.

Our process is built for efficiency. No long waiting times, no unnecessary complexity.

01
Request & briefing

You tell us what you need: location, dates, number of people and any special requirements. A short email enquiry is usually enough.

02
Offer & selection

Within a short time you receive suitable options with all the relevant details. We recommend – you decide.

03
Booking & move-in

We take care of the entire booking process and make sure your employees find everything they need on the day of move-in.

Success stories

Results
that add up.

Five real-world examples – from the large trade-fair group to a film production in the middle of nowhere.

01 Large project during trade-fair season €800,000 saved
Automotive · Munich

Challenge

A major vehicle manufacturer needed accommodation for more than 100 people over 6 months. Requirements: no more than 30 minutes by public transport to the plant, rooms with a kitchenette, a fixed budget. To make it harder, the period coincided exactly with Oktoberfest and the BAUMA trade fair – times when hotel prices climb to as much as €1,200 per night.

Solution

Through my network I identified four suitable providers and negotiated a consistently low, flat longstay rate for the entire period.

Result

Despite the peak periods, more than €800,000 saved against regular market prices for the requested period.

02 Film production in the middle of nowhere >20% under budget
Media · Munich & Berlin

Challenge

A film production needed 20 to 30 units at two locations at the same time: in Munich for 4 to 6 weeks and north of Berlin for several weeks. The shoot fell in the peak summer-holiday season – and the rural region near Berlin had no conventional apartment providers of this scale.

Solution

Munich: through personal contacts, suitable serviced apartments at attractive longstay rates with flexible cancellation terms. Berlin: 30 mobile homes rented at a modern campsite, plus a lounge, roof terrace and production office arranged in the adjoining restaurant.

Result

Well below the budget target of €80 per night – with more than 20% saved against the target. The team enjoyed an unbeatable work-life location right by the set.

03 Fast new-route launch 7 days to first offer
Aviation · Munich

Challenge

An airline was planning to launch a new route at short notice and needed a hotel allocation of 80 to 120 rooms in Munich. Requirements: no more than 20 minutes from the airport, a specific budget, particular room amenities and specific crew services.

Solution

Within just 7 days I presented the airline's procurement department with three concrete, tailored offers. Two more options followed shortly after.

Result

Contracts for 10 months (and longer) at flat rates. The airline deliberately chose a serviced-apartment provider over a conventional hotel – and remains very satisfied to this day.

04 Strategic growth Up to 30% savings
Start-ups & construction firms

Challenge

Whether a well-known construction firm from Swabia, an up-and-coming start-up or an established consultancy – companies in a growth phase look for reliable partners for temporary housing: for new employees from abroad (3–6 months of bridging), as a second home for site managers during the project phase, or as part of an expansion strategy.

Solution

Needs analysis and tailored corporate rate agreements: either fixed monthly rates based on a guaranteed volume, or specific percentage discounts for short-, mid- and longstay rates.

Result

Strategic framework agreements give my clients enormous planning certainty and savings of up to 30% against regular hotel rates.

05 Trade-fair groups in Munich Secured from 20 rooms
B2B special case · from 20 rooms

Challenge

During trade fairs or Oktoberfest, availability is scarce and prices multiply. Those who don't know the market risk coming away empty-handed or accepting journeys of over two hours. Group requests of 20 rooms or more don't go through standard booking portals and follow their own contractual logic.

Solution

Through my personal network of operators at strategically convenient underground stations, I secure remaining allocations at short notice that aren't available to others. Strategic advice: lock in prices for the following year right after the fair, and proactive updates on new openings with attractive launch terms.

Result

For trade-fair groups of 20 rooms or more and at least 5 nights, I almost always find suitable accommodation – even when others have long given up.

Planning certainty,
agreed by contract.

For companies with recurring needs, we negotiate framework agreements for hotel and apartment allocations – from a single project to a multi-year corporate rate. The result: savings of up to 30% against regular rates and price security for 1 to 3 years.

Fixed monthly rates Based on a guaranteed volume – ideal for predictable project and relocation needs.
Tiered corporate discounts Percentage discounts for short-, mid- and longstay rates – flexible when needs and duration vary.
Early-booking protection For projects more than a year ahead, I secure individual framework rate agreements – before rates are even publicly bookable.

With over 16 years of experience in the hospitality industry and more than 8 years specialising in serviced apartments, I advise companies every day on sourcing hotel and apartment allocations. My goal: to significantly reduce your accommodation costs and find the best longstay solution for your teams.

My journey

From early sales roles at an international consumer-goods group, through leading sales & marketing at the privately owned Hotel Vier Jahreszeiten Starnberg, to specialising in serviced apartments. At the first mover of the German serviced-apartment market, JOYN Serviced Living (Munich, Frankfurt, Zurich, Vienna), I gained deep insight into sales, pricing and purchasing advantages. Further mandates for privately owned operators such as Black F Freiburg, SICON Hospitality Hamburg and The Base Berlin & Munich, as well as international chains like Edyn / Locke Hotels and the Scandinavian apartment chain BOB W., continue to show me how operators calculate – and where there is room to negotiate.

Local network

As a Munich local by choice, I know the city's longstay operators personally. That's why I know the advantages, particularities and price structures of every property in detail – and find solutions even during trade-fair season.

Knowledge sharing

As a lecturer at Kempten University of Applied Sciences, I teach "Sales & Marketing in Hospitality". Time spent abroad in South America, the South Pacific, France and Thailand helps me communicate with international decision-makers as equals.

Expert insights

10 things you should know
about serviced apartments.

01More rooms don't automatically mean lower prices+
At most apartment providers and hotels, requests of 10 rooms or more are priced individually. Contrary to popular belief, prices for large groups often rise rather than fall, because they significantly affect the property's occupancy balance. In a personal conversation I'm happy to explain why that is – and how we avoid this risk for you.
02Genuine longstay rates are almost only found in apartments+
Serviced apartments often offer heavily discounted longstay rates from 28 nights. Conventional hotels usually don't – their business model is built on short-term, high-priced turnover.
03Room, studio or 1-bedroom?+
The terms are often confused: a conventional room has no kitchenette. A studio apartment is usually designed for a maximum of two people and has an integrated kitchenette. A 1-bedroom apartment separates the sleeping and living areas into distinct rooms.
04The invoice only comes at the end+
Most serviced-apartment providers require prepayment (e.g. via a payment link). However, the proper invoice showing VAT is only issued after check-out – for tax reasons: the service is only deemed rendered once the stay has taken place.
05The magic 6-month limit+
Stays often can't be booked for longer than 6 months (sometimes only 3) at a stretch – due to the buildings' commercial-use permits. The solution: with many providers we easily arrange stays of a year or more, for example by contractually securing two consecutive 6-month bookings.
06Doing laundry like a pro+
Very few providers have a washing machine directly in the apartment. Most modern concepts rely on in-house "washing lounges" – professional washers and dryers, conveniently bookable and billable via app.
07Pets are welcome – with exceptions+
Dogs are welcome guests at more and more apartment providers – often for a fee (per day, one-off or as a "dog package"). Cats are usually not permitted due to furniture-protection policies. I know the pet-friendly properties.
08Working and living under one roof+
Many serviced-apartment concepts are tailored specifically to business guests: integrated co-working areas, fast Wi-Fi in all public zones, bookable parking and sometimes even a classic breakfast offering.
09Fitness and relaxation included+
Free fitness areas or partnerships with local providers are increasingly standard. Sauna, spa & pool are less common – where they're included in Munich, I'm happy to tell you in person.
10The early bird needs an expert+
Bookings more than a year in advance often hit system limits – many providers haven't even released rates and availability for that period yet. I secure your projects early through individual framework rate agreements for 1 to 3 years – for ideal cost planning.
